Situated at the heart of St. Clair College’s Windsor campus, this landmark student residence represents a pioneering approach to modular construction in Ontario. Built from 340 steel volumetric modules, the building stands as one of Ontario's first multi-story modular residential projects, offering an innovative solution to student housing needs with both speed and quality.
Designed to accommodate 512 students, the residence provides comfortable, modern living spaces that foster a strong sense of community. Each floor features lounge areas for socializing and relaxation, while the ground floor boasts a spacious, welcoming community dining space for students to gather, dine, and connect.
xL Architects (XLA) collaborated closely with Z Modular and the Architect of Record (AOR), serving as a vital liaison to ensure the project adhered to modular standards. XLA developed essential architectural details such as fire separations, a durable exterior envelope, and secure modular connections, guiding the AOR through the modular methodologies and adjustments needed to make this project a reality. This residence not only enriches student life on campus but also showcases the future potential of modular construction in creating vibrant, sustainable communities.
